The free pricing consult is 45 minutes in your home and a written strategy on your kitchen table: real comparables, a recommended list price, the three fixes that earn their money back (and the ten that don't), and a week-by-week marketing plan. No obligation — about a third of consults end with "wait two years," and I'd rather be right than listed.

When we do list: professional photography and floor plans, launch timed to the weekend your buyer is actually looking, and offers negotiated by someone who has sat on every side of this market for eleven years. Listing fee discussed plainly at the consult — in writing, before you sign anything.

What does it cost to work with a buyer's agent?

We agree on my fee in writing before we tour a single home — typically 2.5% of the purchase price, and in many Raleigh transactions the seller still offers to cover some or all of it. You'll never be surprised by a number we didn't discuss on day one.

What is a free pricing consult?

I walk your home for about 45 minutes, then deliver a written pricing strategy: comparable sales, a recommended list price, what to fix (and what not to waste money on), and a week-by-week marketing plan. Free, no obligation, and it does not commit you to listing.

How fast do your listings sell?

Over the last three years my listings have gone under contract in a median of 9 days, at a median 101.8% of list price. Pricing honestly the first week beats chasing the market down later — that's most of the secret.

Which Raleigh neighborhoods do you cover?

Inside-the-beltline Raleigh is home base: Oakline Park, Sourwood Heights, Mill & Vine, Bell Meadow, and Cardinal Yards. For moves beyond that, I'll say so honestly and refer you to an agent who knows that turf better.
