Priced right the first week
The free pricing consult is 45 minutes in your home and a written strategy on your kitchen table: real comparables, a recommended list price, the three fixes that earn their money back (and the ten that don't), and a week-by-week marketing plan. No obligation; about a third of consults end with "wait two years," and I'd rather be right than listed.
When we do list: professional photography and floor plans, launch timed to the weekend your buyer is actually looking, and offers negotiated by someone who has sat on every side of this market for eleven years. Listing fee discussed plainly at the consult, in writing, before you sign anything.
Someone on your side of the table
Buyer representation with the fee agreed in writing on day one: typically 2.5%, often covered in part or full by the seller. You get the unvarnished walk-through: the crack that's cosmetic, the one that isn't, the street that floods, the school line that moved.
